PUBLIC NOTICE OF SALE

PLEASE TAKE NOTICE that Greene County will sell, to the highest bidder, pursuant to General Municipal Law §215(5), a parcel of real property and all buildings thereon, (Tax Map ID No. 55.12-2-4), informally known as 370 Mansion Street, lying southerly of the Coxsackie-Greenville Turnpike Road (State Highway Route 81) and westerly of a highway leading south from the Coxsackie-Greenville Turnpike Road in the Town of Coxsackie, County of Greene and State of New York, bounded and described as follows:

Beginning at an iron pipe set at the intersection of the southerly line of the Coxsackie-Greenville Turnpike Road and the westerly line of the above mentioned highway, and runs thence along the westerly line of the above mentioned highway the following three (3) courses: South 41 deg. 00 min. west, one hundred fifty feet (150.0’) to an iron pipe; thence south 59 deg. 51 min. west, one hundred four and sixteen hundredths feet (104.16’) to an iron pipe; thence north 86 deg. 23 min. west, forty-one and eighty-four hundredths feet (41.84’) to an iron pipe in the northerly line of lands now or formerly of Frank Hajek, thence along the northerly line of lands now or formerly of Frank Hajek, north 68 deg. 04 min. west one hundred fifty-two and forty six hundredths feet (152.46’) to an iron pipe in the easterly line of lands now or formerly of John Reis and William Matter; thence along the easterly line of lands now or formerly of John Reis and William Matter, north 20 deg. 23 min. east, two hundred ninety-one and twenty seven hundredths feet (291.27’) to an iron pipe in the southerly line of the Coxsackie-Greenville Turnpike Road; thence south 58 deg. 16 min. east along the south side of said Coxsackie-Greenville Turnpike Road, three hundred seventeen and seventy-one hundredths feet (317.71’) to the point or place of beginning, containing 1.5999+/- acres of land with building(s).

Excepting and reserving therefrom parcel described in a deed from Catskill Savings and Loan Association to The National Bank of Coxsackie, dated April 11, 1974 and recorded in the Greene County Clerk’s Office April 16, 1974 in Liber 472 of Deeds at Page 85.

SUBJECT TO ANY AND ALL EASEMENTS AND RIGHT OF WAYS OF RECORD, IF ANY.

THE MINIMUM BID WHICH THE COUNTY WILL ACCEPT SHALL NOT BE LESS THAN TWO HUNDRED, FIFTY THOUSAND ($250,000.00) DOLLARS.

NO BID SHALL BE ACCEPTED AFTER 5:00 P.M. ON NOVEMBER 21ST, 2025.
